Istanbul City Expansion: Yenişehir – Turkey’s Largest Urban Development Project
Construction continues at full speed in the new city “Yenişehir,” located on both sides of the Istanbul Canal, one of the largest urban development projects in Turkey. Thousands of residential and commercial units are currently being built, in addition to new masterplans designed for thousands of upcoming social housing units. A massive shopping center is also planned, expected to become the largest of its kind in Turkey.
Yenişehir – The New Expansion of Istanbul
The Yenişehir project covers 15 districts in Istanbul and is planned across 7 development zones (Etaps).
The first three Etaps, covering roughly 13,000 hectares, have completed their initial land-division masterplans. This area alone is expected to accommodate more than 500,000 residents.
Massive Housing Projects in Yenişehir
To date, Turkey’s Housing Authority TOKİ has launched 39 tenders to construct nearly 35,000 residential units in the Sazlıbosna area within Yenişehir.
These units are part of a much larger national social-housing program that includes 50,000 residential apartments for low-income families in Istanbul.
So far, 28,340 units have been assigned through official lottery draws.

The first suspension bridge on the Istanbul Canal route, expected to be completed in 2026, with:

The bridge will connect key districts such as Başakşehir, Kayaşehir, and Bahçeşehir, enhancing transportation between the new city and central Istanbul.

In the İhsaniye neighborhood, between Istanbul Airport and Arnavutköy, a massive shopping mall will be built on an area of 110,000 m².
