Yenişehir: From Plans to Reality
The new city “Yenişehir” – Istanbul’s expansion – has moved from plans to reality following the decision issued on Monday, January 17, 2022.
Previously, it was only plans, hopes, and dreams, as described by Mr. Hossam Khorshid, Director of Go Smart Real Estate Investment. He confirmed that this decision had been awaited by many investors for a very long time.
The decision issued by the Turkish Ministry of Environment, Urbanization, and Climate Change approved the subdivision request for the city of “Yenişehir” in Istanbul. It was prepared in accordance with the provisions of Article 18 of the Zoning Law, after completing the planning process for the first, second, and third phases of Yenişehir, which will be built around the New Istanbul Canal.
Benefits of the Decision
Mr. Khorshid explains:
“What benefits us now is that all land plots previously purchased under the description tarla (agricultural) will now be reclassified as arsa (land suitable for development – commercial, mixed-use, residential, towers, etc.). This means their value has multiplied significantly compared to before.”
He also notes that some modifications may occur if objections are raised by investors or landowners. However, he stresses that the decision is final, irreversible, and will be registered in Istanbul’s municipal and land registry systems.
