Yenişehir: A Smart Expansion of Istanbul
Yenişehir is a smart city (built with advanced technology systems) designed as an expansion of Istanbul, located on the banks of the Istanbul Canal between Başakşehir and Bahçeşehir on the European side.

The announcement of the Istanbul Canal Project was accompanied by the introduction of this smart city, planned to border both sides of the canal. Yenişehir’s wide agricultural lands are suitable for large-scale residential and commercial developments.

What Makes Yenişehir Special?

  • Proximity to the Istanbul Canal, making it the “new Bosphorus city.”

  • Close to Istanbul’s third airport, one of the largest in the world.

  • Near the historic Bosphorus Strait.

  • Construction of key logistics centers.

  • Healthcare units in Baklalı village.

  • Modern infrastructure.

  • Capacity for 500,000 residents.

  • Resistant to earthquakes and tsunamis.

  • Passage of the Kuzey Marmara Highway through its lands.

  • TOKI’s first residential project, expected to be completed within two years.

Despite its many advantages, the early stage of the Istanbul Canal Project and the agricultural status of Yenişehir lands have left some investors hesitant.

From the first announcement of the Istanbul Canal Project, we advised clients to seize this opportunity. However, investors waited for an official step to rezone Yenişehir lands.

Finally, the Ministry of Environment and Climate Change announced on January 17, 2022, that Yenişehir had officially moved from plans to reality. This marked the beginning of converting title deeds (tapu) from agricultural lands into residential plots — the decisive step from planning to execution.

The decision includes 15 neighborhoods:
Çilingir – Tayakakadın – Hacımaşlı – Haraççı – Sazlıbosna – Dursunköy – Yeniköy – Baklalı – Hadımköy – Boyalık – Yassıören – Taşoluk – Başakşehir (Kayabaşı – Şamlar – Şahintepe).
